It depends on what the cabin is for, how big it is and where it's going — so the honest answer is: check with your local planning authority before you order. We're steel manufacturers, not planning consultants, and we can't give planning advice.

As general guidance: garden buildings of this size often fall under permitted development when used as ancillary space rather than a dwelling, and on established glamping sites and holiday parks new units are frequently covered by the site's existing licence or planning consent. If you're diversifying a farm or starting a new site, speak to your local authority or a planning consultant first — then come to us for the cabin.

The A-Frame is £7,500 including VAT (£6,250 ex VAT) fully assembled, in any RAL colour, before delivery — craned delivery is quoted separately because it depends on distance and access. The complete flat-pack kit — glazing and door included — is £6,000 including VAT (£5,000 ex VAT). The Gable isn't priced yet. 4 weeks, built to order. Every cabin is made in our Manchester factory when you order it — we don't hold stock units — and your build slot is secured by the deposit.

A deposit secures your build slot, and the balance is invoiced before dispatch. Deposits are paid by bank transfer, which we arrange with you when we send the quote.

Fully assembled cabins are delivered by crane truck and lifted into position. That's priced by distance from Manchester, so include your postcode — and a note on site access (gates, tracks, overhead lines) — when you enquire. Flat-pack kits travel as palletised panels and ship UK-wide, with export available too.

The base needs to be level and load-bearing, and ready before delivery day. A concrete pad, slabs or ground screws are all common; which suits you depends on your ground, your access and your budget, so that's a conversation for your groundworker rather than us — we make steel buildings, we don't do groundworks.

For sizing, the A-Frame's shell sets out at 3.0 m along the ridge by 2.9 m across, and trims and verge overhangs take the extreme envelope to roughly 3.22 m by 2.99 m. Both figures are on the dimensioned drawing, along with the overall height for craneage — hand it to whoever prepares your base and they'll have what they need.

The kit is designed for two-person assembly with standard hand tools — no crane, no wet trades. The shell arrives as palletised panels that bolt together on site, with a step-by-step guide in the pack. A competent contractor, or a capable pair of self-builders, can handle it; we'll talk through what's involved when we quote.

Yes. The shell is 80 mm PIR insulated composite steel panel — the same insulated panel construction used on commercial buildings across the UK — with a natural pine-lined interior. It's built as a four-season cabin, not a summer shed.

How steel compares with timber→

Wash it down now and then — that's it. Steel doesn't rot, doesn't need staining or re-treating, and gives pests nothing to chew. There's no annual treatment schedule to keep on top of, which matters if you're running several units.

Yes — any RAL colour. We powder-coat in-house at the factory, so a specific colour is part of your spec rather than a special order. The cabin in our photos wears anthracite (RAL 7016).

No — every cabin is supplied as an insulated, pine-lined shell, ready to fit out. Glazing and the door are included; wiring, plumbing and heating are not. If you'd like services included, ask when you enquire and we'll price it for your spec.

Ask us. The A-Frame and the Gable are our standard designs, but we're a steel manufacturer before we're a cabin brand — the panels and roof sheets are pressed on lines that supply the UK construction trade, so a different footprint is a conversation rather than an automatic no.

That's essentially what the flat-pack kit is: the structure, the insulated panels, the cladding and the fixings, with the interior left to you. Plenty of people would rather do their own stud walls, wiring and lining — and if you're one of them, you're not paying us for work you'd enjoy doing yourself.

If you want a shell that isn't one of our standard cabins, say so when you enquire and we'll quote the shell on its own.

What's in a kit→

We haven't built onto a chassis — one prototype has been built to date, on a prepared base. As a fabrication question it's one we're happy to look at.

Worth saying plainly: whether a chassis-mounted building counts as a caravan for planning purposes is a question for your local planning authority, not for us. We make steel buildings; we don't give planning advice.

Both. Most of our thinking is aimed at glamping sites, holiday parks and farm diversification because that's where repeat orders come from — but there's nothing stopping a single cabin going to one person for one garden, smallholding or plot. Same cabin, same factory, same lead time.
